Two more Point Dume homes for sale have found themselves heading towards a recording date at the county.
The first Point Dume home came on the market in July of 2011 and is located at 6702 Wildlife Road. It’s status is now showing as “Backup” in the MLS meaning that a deal is under way. The home is asking $2,500,000 and had the option of obtaining another parcel with it. There is a Point Dume condo for sale that is so unique I’m tempted to start a new game called the “Guess the number of Buddhas in this condo?”
Before you start counting Buddhas, there is one other fantastic thing worth mentioning about this Point Dume condo: The unit was once owned by a Malibu’s most famous female lifeguard….Pam Anderson!
Before the current owner, she created a very personalized master bathroom in which the bather could be the evening’s entertainment viewed from anywhere in the master bedroom. This bathroom has a spa tub with a nearby viewing platform (the bed) and Roman cistern that one could pose naked next to pretending to fill the tub with recently fetched well water. Post-bath, one could saunter over to the fully exposed overhead shower with a faux finished rock grotto floor with no walls . . . just a curtain that looks like it was designed to be pulled shut in emergencies — like when kids come walking in. The overall theme seems to be possibly influenced from a trip to Medieval Times with fake castle-style block walls and diamond patterned stenciling.
Back to the Buddha game. The first person that guesses the number closest to the right answer is going to win a custom-printed Malibu photograph.

So if you are looking for a condo on Point Dume that was once owned by a famous celebrity, can claim it has a “sexy” master bathroom with naughty bathing grotto, and has more cosmic karma than Sedona at summer solstice, then you may have just found your next home on Point Dume
All commentary aside (couldn’t resist) here is the low down….. I showed this place a few times and it’s a well priced condo on Point Dume with some very nice upgrades. While the bathroom will likely need a remodel, the floors and finishes in the rest of the house have had a lot of money put in to them. The kitchen has nice cabinets and newer appliances. The distressed wood floors are like the type you see in higher end homes around Malibu. There is even a room that could easily become a third bedroom. Best of all you get a beach key to the private beaches of Little Dume and rentals in this complex run about $3500 per month if you are looking for an investment property.
Call 1 310 699 8428 for a showing. These units don’t come up to often and are considered by many to be the nicest units available on Point Dume. Someone is going to get a great deal!

One of the unique things about investing in Point Dume real estate is that many of the homes have deeded beach rights but some do not. The value of a home that does have beach rights to the private beach can easily be worth 20% more that a similar home just a few doors away the doesn’t have the rights.
One way that some buyer’s a dealing with this is by purchasing a home without the beach rights then going and buying a condo with beach rights as a rental unit.
Condos on Point Dume can be purchased from about $500k to $1m and are easy to rent out to professionals or students. There is one unit in a nice complex right now that can likely be purchased for about $700k and will fetch about $3500 a month.
Homes without beach rights have been heading in to the $1.5m range for what we call “simple ranch houses” from the early 60′s.

So here is my pick for the possibly the best deal ever offered within the Point Dume real estate market. First, let me be up front about a few things. This is a short sale and don’t surprised if you find yourself pulling your hair out wondering when the bank may respond to your offer. The house sits on a flag lot with little room for parking, has a very small yard, and is stuck in a 70′s time machine. There’s a beveled wood bar that stands near a floor to ceiling rock fireplace, and a kitchen that probably once had an avocado green fridge to complement the crayola brown range and oven. So to be blunt…it’s an outdated fixer on a tough lot.
If you haven’t been turned off yet then let me get to what’s great about this Point Dume home. First, it has a really great view. I’m talking all of Santa Monica Bay and the even the coastline lights at night. Next, it’s $1.3m and that’s the best price I’ve ever seen within the Point Dume real estate market. Also, it has a beach key. Need I say more? I will. It has a tenant in place and has rented out between $4500 and $5800 per month in the past. There is a lot to talk about in this Point Dume real estate update. In the last 3 months the number Point Dume homes for sale has climbed to it’s highest level in years. There are 29 listings and that’s not counting the Point Dume mobile home club where you can score a coach on wheels for under $500k. There is a ton of inventory in the $2m -$2.8m range and are mostly older ranch homes on good sized lots with a few nicer homes in the mix.

There is one short sale at $1.3m and let me just get straight to the point….it’s possibly the most un-attracive house on Point Dume BUT it also may be the cheapest house you’ll ever have the chance of purchasing with a beach key and GOOD ocean view. I wrote an article about it on the Malibu real estate blog. There is also a $44m offering that includes a second house on the point that is an auto museum and storage facility with a stable of Italian and German exotics.
Now some sale news. There have been a several high end transactions on the Point and some that never were even in the MLS. Here is a list of what has sold in the last 5 months that was in the MLS.

A new “mega listing” has hit the Point Dume real estate market within the last couple of days. The home for sale, located on 6970 Wildlife Road, has been listed at $28,500,000 and sits on just about one flat acre. Located less then a few hundred feet away is a private trail leading down to Little Dume beach. If it sells anywhere close to the asking it will set a new record for a bluff top home on Point Dume. The has been several new interesting things to mention about Point Dume homes for sale over the last few weeks. The market heats up again with these listings below!
6728 Wildlife was the fixer that went to probate court to see if anyone would bid over the accepted offer…….no one showed up so somewhere above $2,000,000 got the job done. Several locals and agents were surprised that no one showed up to bid the house higher but the home had some challenges.

A very significant property located on Point Dume hit the market in the last few days. Located at the end of Cliffside, the apprx. 1.25 acre, bluff top estate came on the market at $11,995,000. The home sits on a large lot that is narrow on the street side and widens to the beach side bluff. The traditional style home is dated and will likely need a major remodel or be scrapped. The transaction will have some challenges, as well. It is owned by UCLA and to submit an offer you place your non-contingent bid in an envelope where it will be opened with all other bids on a specific date by a board of regents. There are geology reports available and they’ll need to be carefully researched as this property has a portion of the home just inches from a 100 foot cliff. There have been several geological events in the last few years where portions of the bluff have fallen off, but that’s the nature of these bluffs and why we have setbacks determined by the city.
Even with the challenges, a property like this rarely hits the market and is worth a look by anyone in the market for a Point Dume property.
